Every step to an Iowa real estate salesperson licence, with the fee and the deadline on each one.

Iowa asks for 96 classroom hours, a national background check, a PSI exam and an application, in that order and inside fixed windows. Here is the whole sequence with what each step costs and how long its clock runs.

    Be 18 at the time you apply

    Iowa sets the age at the application, so you can take the courses and sit the exam before your birthday.

    Take the 60-hour principles and practices course

    Live instruction or online. This is the only one of the four courses you can do online.

    An online course has to be finished within six months of starting it.

    Take the three 12-hour courses, live

    Buying Practices, Listing Practices, and Developing Professionalism and Ethical Practices. Iowa requires these in live instruction, so an online-only path does not finish the requirement.

    All 36 hours must fall in the 12 months before the commission receives your application.

    Submit fingerprints for the FBI check

    A national criminal history check through the FBI, submitted on the state's fingerprint packet.

    The result is good for 210 calendar days, so submitting it too early can cost you the fee twice.

    Pass the PSI exam

    Iowa's exam is administered by Psychological Services, Inc. The fee is per attempt.

    A pass stays valid until the last working day of the sixth month after the exam date.

    Carry errors and omissions insurance

    Iowa requires proof of E&O cover at application. Neither the state nor the association publishes a price, because it depends on the carrier and whether your brokerage covers you.

    File the licence application

    The application goes to the Iowa Real Estate Commission with the course certificates, the exam result, the background check and proof of insurance.

What does an Iowa real estate license cost in total?
The unavoidable state and vendor fees are $51 for the background check, $95 for one exam attempt and $125 for the application, so $271 before education. The course is the variable: Iowa REALTORS lists $425 for online self-study, $460 for a weekday classroom and $485 for a weekend classroom. That puts the lowest realistic total at $796, and more if you resit the exam at $95 a time or your brokerage does not carry your errors and omissions insurance.
Can I do the whole thing online?
No. The 60-hour principles and practices course can be online, and Iowa requires the other three courses — Buying Practices, Listing Practices, and Developing Professionalism and Ethical Practices, 12 hours each — in live instruction. Any package advertising a fully online Iowa license is describing the 60-hour course only.
How long does it take?
The binding constraint is scheduling the 36 live hours, not the 60-hour course. Once you pass the exam you have until the last working day of the sixth month to apply, and your 36 live hours have to fall inside the 12 months before the commission receives the application. Working backwards from those two windows is the way to plan it.
Which step expires first if I stall?
The background check, at 210 calendar days. It is also the cheapest to redo at $51. The expensive mistake is letting the six-month exam window lapse, because that means paying $95 and sitting the exam again.
Do I need a broker before I apply?
The state's own page does not state a broker affiliation requirement at the application stage, and a salesperson licence in Iowa is exercised under a broker in practice. Confirm with the commission or your intended brokerage before you plan around it, because this is the one step here the published pages leave open.
